How the estimates work
Scheduled weekly gross is the sum of included room prices. Estimated annual gross is that sum × 52 × occupancy percentage ÷ 100. Average monthly gross is annual gross ÷ 12. The monthly remainder subtracts the monthly expenses you enter.
This 52-week model covers 364 days and assumes the same occupancy percentage for every included room. It does not model actual invoice dates, seasonal pricing, collection losses, or taxes separately. Include relevant costs in your expense estimate. The remainder is a planning estimate, not a guaranteed return or an accounting profit.
Both plans start with three sample rooms at $175 per week, 90% occupancy, and $2,000 in illustrative monthly expenses. Change these assumptions for your property. You can add or remove rooms independently in each plan; keep at least one room per plan. The diagram has six sample positions; additional rooms appear in the list below. Both plans use weekly room prices, so enter a whole-home monthly amount as its weekly equivalent (monthly amount × 12 ÷ 52) if you are modeling that arrangement.
